The Reserve Bank of India (RBI) today said the proposed new base rate, which will replace the benchmark prime lending rate (PLR) from July 1, will bring in more transparency to the loan pricing process, benefiting the end-customers.
"The base rate will be the new reference rate for determining lending rates for banks. This would bring in more transparency to loan pricing for customers," RBI Executive Director Deepak Mohanty told reporters on the sidelines of a function here today. "This will also make the system more flexible. Today a common person doesn't know how the loan pricing is happening. As per the new system, the banks have to display the rates in the public domain," he said. After the implementation of the new lending system, existing borrowers will continue to pay at the existing rate but they also will have the choice to switch over to new system on renewal, while the base rate will apply to new customers from the start. The RBI had last week deferred the implementation of the base rate system by three months to July 1. The apex bank in early February had issued draft guidelines to banks to switch to benchmark lending rate, which will be applicable to all customers. The RBI took this step following banks refusal to extend the low interest regime to existing customers. Under the base rate system, which will replace the current benchmark prime lending rate, banks would not be allowed to give loans below the base rate to anyone. The PLR has been much abused as banks provide loans to high rated corporates below this rate, reflecting lack of transparency in the lending rates and the lending process. Clients Paying $300 to $500 For One Hours's Of Real Estate Consultation by Professionals
The best part is, to just share one's knowledge of the real estate scenario in a city like Bangalore, the consultants/experts get paid anywhere between $300 and $500 an hour. Over and above that, if they are required to fill in a market survey, he gets paid around $200 per survey form. Farook Mahmood, CMD of Silverline Group and the president of the Bangalore Realtors' Association, has been flooded with calls from overseas buyers, who pay $500 an hour for an update on what's happening in the city. Mahmood, who has been dealing in Bangalore's real estate market for the past 30 years, says that "this trend of overseas clients paying per hour or for a service is a recent phenomenon." According to investment bankers, this demand for knowledge from local real estate consultants is also happening in other markets such as Mumbai, Delhi and Chennai. Real estate consultants say they receive around two/ three calls a month, with some consultants doing more. "I get calls one month in advance, where a date and time is fixed for telephonic interview to happen," says Mahmood. Questions frequently asked are about the real estate climate whether or not it's a suitable time to invest; about specific micro markets within the city; about developers and their standing in the market; and the trends in the commercial and residential space. I'm an NRI and would like to invest approx 90 lakhs. Though my family owns a residence in Delhi, I'm new to the real estate market in NCR (and in India in general). Having heard about appreciation potential in NCR has generated this interest in investment a) Is investment in NCR region really a good idea and is the timing right b) Which area is better suited for investment - Gurgaon, NOIDA, G Noida or Faridabad. For example has Gurgaon pretty much peaked with first and second level appreciation in most areas. c) Would a plot be better versus an apartment. How about commercial space As I mentioned, this is purely for the purposes of investment with no intent of moving into (or using) the property at a later date. I don't have a time horizon in mind but as long as the property appreciates I will not be in a hurry to liquidate. As most of us are already aware that DLF Capital Greens is a project of DLF near Moti Nagar, Delhi. It has both residential flats as well as commercial. DLF took some bookings for commercial way back in 2005-2006 and then sold residential flats also in 2009. Ads for resale appear in the newspapers regularly. Can anyone post an update about the status of construction of this project? One of my friend's mother passed away recently, and she owned a plot in one of HUDA sectors. She is survived by her 2 sons both of whom are NRIs living in UK. Their father passed away much earlier. Now both the sons want to inherit the plot. What is the correct process to get the same done in HUDA records? I have been to HUDA office and a few dealers but to no avail. There is much news about regulating builders and developers and also about regulating brokers , and their response.
And all this was highlighted during the Pravasi Diwas
where the Govt promised NRI (Non Resident Indians) that they would sort out the real estate sector for
them.
Enough attention is being given to regulate the developers and brokers to fix the Indian Real Estate Market, but what about regulating the buyers/owners/tenants also? There are bad brokers who must be regulated, and bad builders who must be regulated, but isn't it naive to believe that there are no bad buyers or owners of properties? Doesn't the bad behaviour of these small number of buyers and owners affect how brokers and developers address the general market. It does, and any attempts to fix and bring transparency in real estate dealings must deal with the whole chain of developers, brokers, and real estate clients. And it is hard to understand why and what do some brokers and developers do, unless you understand what clients they sometimes have to deal with. Just like many clients have horror stories to tell, every broker and developer also has many horror stories to tell, and we are no exception. Over the years we have dealt with all sorts of people, and most of them have been good and fair - Indians at their core are still majorly decent people. But some of them are neither fair nor decent. And to illustrate the point we would like to share one of our stories. Hope it will explain why there is need to regulate the whole troika of developers, brokers, and clients if we are to ever fix the real estate market. Our story starts with an NRI landing in India with his wife and daughter to spend holidays, and probably buy a property in India. Owner of many properties, the NRI contacts a broker and also gets his mother in India to explain to the broker what his various needs and expectations are. As Aashish is going to be in India only for 2 weeks, it is urgent to get him up-to-date on the various options very quickly. He works for a renowned Indian IT company at a high position, so target is high end properties. Details of Aashish Bansal (cache here) confirm that the United States has been good to this NRI, who has moved up in life and is now ready to buy into some prestigious property. After talking to him some properties are shortlisted, and then arrangements made for the keys and showings. It is important to understand that when a buyer/owner/tenant cheats they don't have to be strangers. We have known Aashish for over 5 years when they bought a 3br in Atlantis from us. Since then his aged mother and father would call on us for stamppapers and notaries, free advice on documents and agreements, even getting their driving licence and passport renewed. Once we even made two trips from Gurgaon to Army headquarters in Delhi so that Ashish's brother-in-law could be sent the form for applying to DSOI club (Defence Services Officers Institute) in Palam Vihar. On January 02 Aashish Bansal and his family were taken to the DLF Aralias on the Golf Course, Laburnum Villa and a Laburnum apartment, and then a tour of the World Spa 4br and 5br. He liked the World Spa. So on Jan 04 a tour was arranged to show him a World Spa penthouse and a 5br. On Jan 06 he wanted to see Orchid Petals for his brother-in-law, and a 3Br and 4BR were shown, and tour given of the Golf Course Extension Road. Raisina was way too far off. On January 07 DLF Pinnacle was the destination. He liked it. So calls went out to many owners to see if they were interested in selling. Some confirmed apartments were not of choice. I am a working professional who shifted to Delhi from Bangalore and tried getting a decent Movers and Packers. Aggarwal Movers and Packers was the first choice but the quotation was exceeding what my company could have paid. So I happened to see the banner of Marina Movers and Packers and called them. The guy (incidentally named Mathew Wilson) greeted me a with a soft & southern accent. He quoted almost half of Aggarwal's estimates. I immediately signed the transportation deal. I was asked to pay everything in advance and I obliged. And soon the real face of this serpent was revealed. While packing my Goods at B'lore the packing guys charged Rs 500/ citing docket amount. As i was in Delhi, I could not do much and the guys were abusive on phone and they said they belong to different Packers. Mathew has been unavailable since then. I went to his office and called his number -09311002177 but he managed to escape. He cited reasons as his wife died in accident, then his mother in law collapsed etc etc if i ever caught him on call. I said i will file an FIR and he said Delhi Police is in my pocket, so go and do whatever you may. It's 43rd day, and I don't know what to do. Police as we all know is not going to help me because it seems the area inspector is in Mathew's monthly -payroll.....
