Which Is Better For Investment - Greater Noida or Gurgaon?

Property in both Gurgaon and Noida will appriciate. Greater noida is a longterm bet, its gonna take 5-7 years to become a city which really have some population. Right now its Veeraan in evening.

Gurgaon has the momentum and rich people from delhi and many nri's moved so it will always be coslier than noida or g noida except the sec-18 market in noida which is really costly.

Noida has better roads than gurgaon thats it. PRoblem is the UP tag which is fading away and people living in Noida look at Gaziabad and feel that noida is superior.
I too live in Noida and its a cool place but really gurgaon feels more advanced. I can many yound guns here showing of pistols in public and that because of UPs background.

G Noida will be a real beatuiful city in years to come and far better planned than both noida/gurgaon. Its costly so only rich can afford it now onwards and thats why crime will go down. In long term 7-10 years it will a an IT BPO hub as companies have started to move in and infrastructure is great.

Soooo you can invest in noida/gurgaon for short term gains and G Noida for longterm Bumper gains.

There is NO doubt that gurgaon had all the ingredients to make it big but pathetic planning ruined it all...with no ground water , rocky terrain , no greenery ,no sewer system , pollution , electricty voes and not major security problems with murders , workers riots etc etc etc..has shown what the city ahs become....recently gurgaon announced a budget of 900 crores for 5 years for infrstrcuture but whats the big deal greater noida authorities have a yearly budget of over 200 crores for development of urban infrastructure in greater noida.....
Greater noida is the most planned city in NCR and one of the best planned cities in India.
In 2007-08 when most of the residential projects , offices , malls will be opertaional the city will offer the best there can be.

OPEN CHALLENGE TO ANYONE...VISIT GREATER NOIDA..THE WHOLE CITY..NOT ONLY THE PRIME AREAS BUT THE WHOLE GREATER NOIDA CITY AND THEN COMPARE THE PLANNING TO ANY OTHER CITY.....
YOU WILL SEE YOURSELF...IT HAS EVERYTHING A MODERN CITY SHOULD HAVE...YOU NAME IT..IT HAS IT...POPULATION IS 1 LAKH NOW..EXPECTED TO BE 4 LAKHS BY 2008....

--law and order is same in UP AND HARYANA..if u consider places like rohtak...hissar..moradabad...saharanpur ...BUT WE ARE TALKING ABOUT NOIDA AND GURGAON..which are the crowns of resp states..and pls dont forget DELHI IS WORST..ok..so dont even talk about law and order...
--PLEASE dont tell me criminals in UP AND HARYANA think differently..how insane..next time u r being cheated/looted by someone..ask him if he is from haryana or UP..if he says haryana...then u will be happy isnt it..??

--too many malls so the investors are loosing as footfalls per mall is reducing considerably...and with the malls coming up in vasant kunj...saket etc etc the people from south delhi will also stop coming...want proof visit the new DT MALL ..where only the multiplex and food court runs

--NO PLANNING AT ALL...a staright forward case of "make hay while sun shines"..builders have exactly done that

I was planning to buy some apartment I was having two options UP or Haryana . And i was sure that I dn't want UP to be my new address.. Although I agree Greater Noida will be much planned city.. but still it is in UP where criminals rule.

Gurgaon or Greater Noida (none / 0) (#20)

Though I know that most of the reader of this site are very touchy about criticism of Gurgaon, still I would like to mention few points.

  • As of now to live, Gurgaon seems to be better place than Greater Noida. Even though my car stereo was stolen from the car parked outside my home. But situation in Greater Noida is even worse than that.

  • But city of living after 5 years will be Greater Noida. Things are improving pretty fast there. Authorities there are very foucssed and doing good work there. As the habitation increases, crime rate will go down.

  • I agreee Gurgaon  has definitely rose more than any city in India in last few years. It's a total face lift where a village is turned into metro city. But real estae is already paid a lot for that. All the good things which happened or will be hapeening in next few years (Metro, Highway etc), real estate has already added it's share in land price. I remeber two years back when I was looking to invest in Gurgaon all the dealers used to sell me the fact at that time that there is Metro and Highway coming, so prices are appreciated a lot. But now since long there are no more such new things coming to Gurgaon and hence this Staganation.

  • Gurgaon has already so many socities/flats and more than 60% buyer there are investors. So there is huge supply. But demand is not increased at same pace as it was expected. So there is huge gap. When did you last hear that a huge giant moved to Gurgaon, which will create employment and hence deamnd of falts/land.

  • On the other hand if you see GN you daily see somethign new coming up in GN - Airport, New IT/BPO company moving to GN, New handicraft Mall, Leisure Park, Safari etc. And that keeps kicking the real esatate slow and steady.

  • Problem with Gurgaon is that authority here beleives in - "Dig the well when you are thirsty". And by the time well is there it's not sufficient. And then it's decided which area is more thirsty now. Where as in GN has already planned how much wells will be required.

  • Go and drive care in Greater Noida roads or sectors, and after that if you tell me Gurgaon is more planned than GN - I'll say you are outright liar. Things might not be as fancy as in Gurgaon but GN definitely has more potential than Gurgaon.

I had bought a property in Gurgaon, which is going to pay me pretty decent (three time what I invested), but the next investment which I'm planning to make will be in Greater Noida. Because I know for sure that it will give me much more than what I'll get by investing in Gurgaon today.

Recently I visited India and bought a flat in greater Noida. I did lot of research before buying property. I liked roads, price of the properties, access to Delhi through Greater noida-Delhi expressway ( less than half an hour). The very important factor of water is in favour of GN (Due to Ganga flowing through UP). My gut feeling is that in next 5-6 years, if autoritis just maintain the infrastructure thet have, Greate Noida will be much better place to live. When good people start moving to the city, crime rate rate will come down. I live 30 miles away from city of Chicago, where there are 600 murder's every year and none in Romeovill where I live. Just becouse GN is part of UP, doesn't mean that law and order will be very bad.

If you give real facts no one is touchy. But there are people who are spreading rumours about price crash and other false stories which only creates confusion among those who don't live in Gurgaon and hence don't know much about it except for what they read.

Your comments are fair enough. No one says that Gurgaon is a better planned city. But in noida, greater noida the people who drive on those planned roads are real crazy. Gurgaon, due to its rapid development has its share of growing pains but that won't stop the growth.

You are free to purchase your next investments anywhere you like but make sure you are well informed and don't go by the rumours of a price crash. These are roadside astrologers telling you the future of exact percentages and timeframes of the price fall. When the properties start becoming more expensive (as per the Hindustan Times article, it would happen at the end of Summer vacations), you'll see another set of astrologers predicting something else.

As once a Noida resident told me.. Noida's actual meaning is "No Idea". This is very true. I have had my fair share of both towns. I would bet on Gurgaon any day anytime. Greater Noida is No idea to a greater extent..:) .

There is no electricity, warer, road in Gurgaon .There is only noise & vehicular pollution . There all are the basics. Go & nhave a feel of Greater Noida. Clean air, planned road like cities of Canada,greenery schools, institutes . Law & order is perfectly all right. Criminal - that is belw than the average in any city in India. I can bet any time on it.

I would like to chip in my two cents. There are some basic differences between G.N. and Gurgaon. Its more to do with local people. In general, local people belonging to the lower rung of the society in Haryana are people with respect and pride for themselves, which make you comfortable there. I am almost sure the reason you find these burgalaries in Gurgaon is not due to the local people but people from other poor states. That brings a sense of security. I am an NRI and Gurgaon certainly provides me this sense of security (despite these regular burgalaries). Second factor is the critical threshold. For any city, once you have crossed that threshold it never comes back. With respect to infrastructre, investment, confidence, amenities, Gurgaon is there (it still has to go long way) and it has gained a lot of momentum.

It seems you have the imagination of greater noida falling under u.p.so not attractive. You better visit the place , meet the local people & then view your comments. Hardly any big crime has occured in the last 2 years in greater noida city. Make this copmarision with statistics of Gurgaon or even Delhi where every other day a murder takes place. Greater Noida is the & would be the best place to live in India not only to compare with Gurgaon , People have already started moving from Gurgaon which if full of polluted atmosphere, noise, unrurly mob,  There is hardly  elecsticitry for more than 6 hours, There is no water to drink.But in Greater Noida, you get fresh Ganga water, much much better electricity, very clean air, very well planned road comparable with the best cities in the world, all major schools, engineering, medical & Dental college, security, Police patrol ,coming up  airport, giant's I.T. corporates, Hotels etc,
 So better have & collect more information& then comment & invest.

You are right. The threshold theory applies to Real Estate, too. Prices in Gurgaon have reached one threshold. As per Hindustan Times, the prices will start rising at the end of summer vacations. Then the prices will go to their next threshold and never come back to today's low levels. Gurgaon is the best investment today.

IT Companies Wipro, Infosys all are moving there
International Airport is coming ?

Read Last weeks paper where 11 houses had burgulary in 4 hrs in Gurgaon.

So whether it is Greater Noida or Gurgaon it is the same thing

Its the same people and the same Indian cops

    Agreed with your comment, but sir, in gurgaon you can lodge your first information report with the police. whereas in noida or other down town cities registering a complaint is not easy.
    Theft and burgualries are considered a trivial offence in UP and even for registering complaint for heinous crimes like murder, extortion, kidnapping, rape etc., one has to make it a political issue or seek the help of journalists.
    For lodging of First Information Report with the respective Police stations of noida etc., the complainant is asked to prove whether he himself is not involved in the crime, ridiculous, isn't?
    In gurgaon the law & order situation may be far less than England but by Indian standards it is upto the mark. The cops of Gurgaon are far more courteous & efficient than other cities of Haryana as well as neighbouring States.
    Comparing Gurgaon and Noida law and order situation is like comparing a stealth bomber jet with a cessana bi-plane.

UP police and UP gangsters are a different breed. Calling all Indians the same as UP police and UP gangsters is an insult to all others. There are many cities and states in India which have a much better law and order situation than UP.

UP is well-known for its poor law and order situation in India.

you cant compare UP or Bihar to any other state. It a documented fact by Govt of India that the crime in these areas is highest in the country. Do you live in GN that you are so sure.
I used to live in Noida and then moved to GGN - Believe me law and order is better in GGN - Anyday.

You are right. Law and order is a big problem in Noida, Greater Noida and UP.

Gurgaon is much better any day. It is becoming an International standard city. In today's June 19) Star News there was a story on the Gurgaon-Delhi expressway which would be the biggest in Asia. The TV story said that people would be expected to drive at 100 km/h on this expressway. The expressway would go from one end of Gurgaon to the other and extend until Dehi. Work is in speedy progress with the first flyovers being complete by July 2005.

Property will become very very expensive in Gurgaon in the coming years. Gurgaon property is already getting out of reach of some people. So if you can afford it today, don't think twice.

Real Estate market doesn't stay stagnated for too long in a rapidly developing city, rapidly developing economy of a rapidly developing nation. There can only be minor corrections if prices increase too fast too soon. Gurgaon real estate prices have stayed put for about 7-8 months now after hectic appreciation in 2004.

Now there is a lot of pressure on prices to go up. The banks see all those waiting buyers to start buying soon and in anticipation, have already raised interest rates to make more profits. India's finance minister himself has stated that the banks have increased rates for their own profits.

Anyone who is still dreaming of a market crash will wait for those extra low prices and just as they missed purchasing their dream houses last year, they are going to miss it this time, too.

In my view considering Law and Order and Corruption, I will prefer GURGAON. One can not expect when will you be able to get a Plot of land allotted and Possession given in NOIDA. Further, there are lots of attractions attached to schemes in NOIDA, practically the Business owner or any Customer faces lots of hurdles. Even clearances are difficult to get. On paper, in publicity and in reality, there is difference. In gurgaon, everything is set. Less Law and order problem. Procedures are well defined and less hasles. One can start business/production immediately in Gurgaon,. In NOIDA, No one knows when the fate of his plot/Flat/House/Industrial Plot or Business. Rules change so frequently in NOIDA than GURGAON

as there are some Builders( Unitech, ATS, Amrapli etc..) are coming with extremely good flats  in Greater Noida ...so at this moment I feel that Gurgaon has reached the peak while greater Noida has to be rach that peak.

The best sectors like Swarni Sector is just commanding 13K-16K / sq m which is nothing compared to Gurgaon

Noida ndGreater Noida are 2 different entities.

If You think of Corruption then the saying goes
"100 mein se 99 beiman phir bhi mera bharat Mahan"

Nothing can beat Gurgaon. It is developing dramatically.  India hasn't seen anything like this before. Take a ride in your own car in Gurgaon and you'll love seeing all those tall residential buildings and the glittering shopping centers which you won't see anywhere else in India. Actors/Actresses and others from Mumbai Film Industry keep visiting Gurgaon very frequently.

No such luck for noida which has a so called film city. In noida you mostly see big plans. The only thing you keep hearing about noida is "planned city", good roads. Have you ever driven on those roads? Believe me it's a nightmare. The people driving on those roads are crazy. No one cares about the next guy. Bus drivers keep zooming their buses from left to right. Police jeeps drive on the wrong side of the road. Traffic lights are either not working or if they are working, no one respects them. Two wheelers drive on the wrong side of the road in the fast lane. It is all crazy. If you are a law-abiding citizen, you will never enjoy all this.

Someone had earlier mentioned in his posting that the low-level people in UP are all crooks while in Haryana they have respect for others. It is very true. With the original population in Gurgaon being decent and the new people coming in are mostly educated and NRIs, Gurgaon's present and future is very bright. No such luck for noida.

Well... i didnt want to get into this...:) but hey... glamorous gurgaon is too much. I think the change in gurgaon was too much of a shock for you. Well let me tell you... traffic jams.. useless cops.. no fire service (microsoft building burnt and burnt and burnt).. depleting water tables.. bad infrastructure... along with a lot of airconditioned malls running on diesel genarator based electricity is not glamour.

Someone on this thread was saying that...hmm let me see.... the courteous gurgaon cops...!!! I dont think I have to say much about that... the next time your car gets hit but an overspeeding qualis jumping a red light and overturns... you go to the cops... and it takes two days and still the cops dont launch an FIR... and somehow misteriously they have a bundle of Rs 100 notes from which they give you a 1000 bucks.... OR you get shot at in gurgaon and still the cops dont launch an FIR (I believe this one was in the paper).
I am not saying that Noida police is awesome... but hey... its not that bad..!!

And when you talk about crime rate in UP... its more of moradabad... and muzaffarnagar and areas such like which increase that figure... so its better we keep those facts straight.

If you notice | didnt say that Noida is "Glamourous" ... though there arent any traffic jams... the roads "are" good... there were a maximum of an hours electricity cut a day in summers... it has "decent" access from delhi... there is "some" greenery around (and not barren land)... the water tables are not depleted and there is good water supply (a bit salty..:)...) ... the land rate in sector 18 is higher than it is in Canaught Place( ABN Amro building bought recently).... I would go on.. but lets just stop here... I think this would be enough.

I guess you are one of those people who still get a twinkle in there eyes when they see the malls..!

I agree that Greater Noida roads are better then Gurgaon. But still the appreciation Gurgaon is having & upcoming projects Gurgaon is having Greater Noida doesnt have. I remember in 1999, somebody told me an international airport is coming in greater noida. I dont know, when it ll cum & when it will have international flights.... I am not against any resion, becoz i have my portfolio at both the places but i have got more appreciation in gurgaon than GN.
Any clarification.ss pls
