Is Unitech Deceiving Home Owners By Stalling Their Projects While Launching New Ones?

Hello,

Developer Unitech is misleading homeowners. They continue to launch new projects while families promised homes two years ago are still waiting. The World Spa project is a prime example.

Ignored and left with no choice, owners in Uniworld Spa are preparing to camp outside the Chandras' office.

On April 2nd, at 11am, frustrated, homeless owners assembled at the Unitech offices seeking some resolution and a written commitment from Unitech on time lines for completion of each tower.

With over 350 apartments and villas in the Spa East and West, the Chandras and Unitech likely collected over 450Crores - nearly 95% of the cost. Many owners have raised a question as to whether these funds have been misdirected elsewhere, away from the World Spa project..The work has come to a standstill for the past few months.

The property was scheduled for delivery in the 2nd half of 2006. Two years later, more than half have not yet been delivered with no completion date in sight.

• In A wing out of the 6 towers - 1 tower A 3 still remains unfinished.

• In B wing of the 6 towers only B 6 is ready for possession and work has completely stopped in the other towers for the past few months.

• Common facilities e.g., the club house, tennis courts etc also remain unfinished and semi constructed.

Seems that developers like Chandras of Unitech feel all homeowners and investors are powerless and are taking advantage of their position. They are taking money from hard working families, and not delivering what they have promised. And they continue to launch new projects (Unitech Gardens 2) with more fanfare and more promises. Current owners warn that the Chandras and Unitech are likely to ignore these promises as well once they have collected the funds.

The World Spa owners seem shocked at the high handed attitude of the Chandras, who in the last two years have neither responded to any communication nor provided any firm delivery dates. They find this totally unacceptable, coming from a developer who while launching the project had personally invited the owners to invest.

The delay and silence are causing great hardship. People's leases have expired and they continue to pay high rents. Some had to leave their rented homes with no option. Many have had to move into hotels or apartments awaiting their promised homes.

Some of the owners were looking to this as their first home and others as their retirement home. Their lives are on hold while Chandras and Unitech have shown an unresponsive and uncaring attitude. Residential projects are supposed to be self-financing, so they cannot understand the delay? Most of the money has been paid by the residents. Nobody can understand why there is a shortage of funds. The owners are asking where these funds have gone.Unitech officials cite recession as the reason for the delay - but these apartments were to be delivered in Nov 2006 - when the economy was steaming at full speed - so obviously the funds collected from the owners were divereted to other buisness. In this time of financial crisis, many of Unitech's owners are forced to pay for rent and bank EMI's, adding an even greater burden.

It is time for Unitech and all developers to use the funds they've collected to deliver the homes they've promised. On Thursday the 2nd. Of April about 60 World Spa owners gathered at the Signature tower to meet the Chandras to get a firm commitment for restarting the work. The Chandras did not meet the owners, but some Unitech officials said the work may resume soon and have promised to give a written commitment to his effect - but this has still not been delivered as yet.

Meanwhile people who have put in their hard earned money and life's earning in the project continue to live in suspense and fear and wonder when and if they will finally get a roof over their heads.

Hi,
The situation in world spa is true and it will take some time for the property to be ready despite promises by the builder.
Wehave so many friends who are staying in rentals in central park but are moving out soon to that place or at least are hoping to do so.But unitech is not the only builder who has dopne this.Despite their shoddy finish they are somewhat better than our complex builders mahindras and bakshis of centrqal park 2 who have swiped the club and the sample apartment area.
At least despite the tacky finish of unitech properties including world spa at least unitech gives the area it promises though very late.
So hopefully by the end of this year this property will be ready.
HOPE THAT THE NEW GOVT BRINGS IN REGULATORS TO CONTROLC THESE FALSE PROMISES.

With so much negative feelings about India or Gurgaon, why are you living here? Get the hell out of there, in fact government should kick you out.

Perhaps you will like to live in the USA, where you would lose all your earnings in banks/stock market or the real estate or Europeon countries like Ireland that is on the verge of bankruptcy not to talk about the second class citizenship status you would get there.

One Nehru was jewel of India, you are full of__.

Unitech needs funds badly (none / 0) (#11)

The whole world knows that Unitech is in need of funds badly and is resorting to all means including launching projects at "affordable prices" now. The purpose behind these launches is to get cash now and pay off interest on debts on its books. There is no way they will even begin work on these new projects for the next 2-3 years at least. My advice, don't touch these projects with even a barge pole!

There is way too much black money floating in NCR realty. real estate is a good place to park your money if you have black money. Anyone who has white money say even 20Lac will earn 16k a month on deposits. To earn the same through rent you have to invest 75lacs in black. Do you want to break your back earning for the developer when u can live at the 1/4th as rent. Anyways in next 10 yrs china is going to come up big in IT and ITES. Then all real estate will be crashing. Are you betting this wont happen? are you sure? TCS,INFY,HCL have posted their worst quarters ever and rest of indian lala companies are practical jokes. Or if u really blv india is china..... think of indian politicians and invest in ur child's future.. if it took US months to crack how many years would india hold up? When we work at low cost, tata launches nano at low cost paradigm, IT works at low cost... pseudo jamindars work u out and live off by licking ur sweat @70L per 3BHK. With no social security and schools for kids @6k per month, oh an engineers working @ 13K per month(software + real economy) you know where life is headed.. stay in cash, stay in FD... or understand that when we can surely see pain 3 yrs ahead and banks refusing to reduce loan rates @  <13% even today.. all credit metrics is pointing to become prudent. Forget real estate @ <1000per sq ft, because that is the rate at which these companies are selling their projects and equity to PE partners and MF's.

My Take on Black Money and True Prices of Gurgaon! (none / 0) (#14)

It depends if your current area of work is going to be in demand for western/developed countries. If so, it makes sense to go abroad and live there. If your work cannot be outsourced, grab the next plane to abroad or use WWICS.
From my personal experience, I know what is good for a firm is not neccesarily good for an employee.
If you go to europe where job security is better vs US and the protectionism or Unions are there you might not be happy as a MNC CEO but as an employee it couldnt be better. You'll fall in love with the place.
However, If you intend to have a startup or you are currently at CXO level do stay back in india.. or sometime soon China.
As an employee, if you are more bullish on India, invest thru equities but stay abroad.
Still more bullish on India, stay back as an employee and buy real estate here @ nonsensical prices and pray like hell.
Even more bullish? Like, If you are a beer guzzling mad man who cudnt care less for obama or osama - Buy property in India and that too with Black!
If you are taking so much risk, you might as well be abroad, work your ass off and then invest in risky assets so that the debt does not kill you when good times stop being as good as they were.
One more take on black money -
Read somewhere on this site, Banks find it hard to sell off properties due to black / white factor. Which effectively means, a black txn not only hurts you when you pay for it with white money but also if it were to be seized and auctioned by the bank you only get a fraction of the price or probably nothing.
Say you buy a property was worth 1.5 with 1 crore in white for which you have taken loan (actually black ratio is much higher) and you have paid 50 Lakh in black and 20 lac in interest already. When bank auctions it, it may get only 80L or lower in white. Of which the bank will keep entire money with itself against the loan so from your perspective, it will be a 100% or More loss. You lost total 70 lacs on a property of white value of 1 crore after paying the interest of 2 yrs. This is the VaR for you! Its a derivative timebomb which any property dealer cannot grin around. Play the game but only when all consequences have been thoroughly laid bare. If you don't have black money, dont play the black game esp with your future white earnings. You will loose everything and the black paying junta nothing at all. Emotional pitches of having a home can b disastrous financially.

Easy -> The white value :) Why? because I am paying in white and returns must be comparable to the risk undertaken.

I had purchased a house in unitech property six months back and now I think it was a mistake after reading the above comments.Since unitech has not completed the previous projects I don't think that they will be able to start these new projects anywhere before two years.People like me had opted for construction linked plans as it would save the loan burden and have my house by end of three years.Also the prices offered were very high at that time.Is it possible to get my refund of my initial payments .

This is simply ridiculuos of builders. I can see lots of interst group on project specific basis but I was wondering if there is a generic interst group where everyoine can come together.  

Taking example of Unitech, whether one is a customer of close, harmonoy, fresco or word apa. Every project has almost similar fate i.e. project delay, overpriced, poor construction and little or no compensation for mental tourture caused.

If all us us can come together we will have stronger voice. An example being that can all uf press builders (example Unitech) to increase its penalty from Rs 5 psf to say Rs 10 psf for all its projects.

I think the first step to get started will be to bring all stakeholders together for froming an interest group. And hence am wondering if such a group already exists and if yes, can some one please send the link.

This is another case of public apathy to scams that rich/powerful people do. I just fail to understand why educated people like those who invested in these projects do not try to teach these guys a lesson. I think the best course of action here would be people collect some money and form a fund and use this money to hire a really talented lawyer and sue these builders not only for interest but also for damages and compensation for harrassment. I am sure there would be a lot of people who would support such an initiative, at least morally.
