What Is the Current Status of DLF Capital Greens, Delhi

Hi,

As most of us are already aware that DLF Capital Greens is a project of DLF near Moti Nagar, Delhi. It has both residential flats as well as commercial.

DLF took some bookings for commercial way back in 2005-2006 and then sold residential flats also in 2009. Ads for resale appear in the newspapers regularly.

Can anyone post an update about the status of construction of this project?

Good news! Construction for Phase-1 DLF Capital Greens has begun. School is being shifted to a newly built building which is almost ready.

Work on digging foundation has started for Phase-1.

Also, news in the market is that resale of Phase-1 is at the minimum premium of Rs.20 lakhs. For Phase-2, since it was at a higher cost, premium is 7-8 lakhs.

This is going to be a premium address in the heart of Delhi which everyone will envy for.

Please note that construction have started on both phase i and phase II and every thing is on track till now.
First time, DLF is showing great execution skills. It may be because lots of their revenue depends upon this project.

construction will take 2-3 years.
phase 1 i am told is about to start.
phase 2 payment - linked to construction will start in june and i feel it will start construction in june

Is there any premium in resale of residential flats launched in phase-1 or can it be bought at or near PAR?

I dont think there is any premiums. Actually there should be 10-20% discount to the booking price as DLF has delayed the constrcution and people are stuck in the project.

Are you sure it's being sold 10-20% discount? What's your source? I am being told that it'
s not available in market, and there is lock in period of 1 year before people start selling.

There is lock in on flats that were sold in 2009. Flats that were sold earlier are availble in plenty in resale at around par, that is if brokers who give ads in HT are to be believed.

Please be assured this project's construction is not lkely to start before 2 years ,

A pointer to it is CITIBANK , which has stopped any furhter funding for phase 1 bookings , same will happen to phase 2 in next few weeks.

So buyers will lose timely payment rebate for sure ( or pay from their pocket with no home loan ) .

This project's prices will go down before they start to go up after 2 years ( once construction starts )
