What Are Rentals for 3BR + study apartment (2061 sq. ft) at Orchid Petals, Sohna Road

Hello

What would be reasonable rentals for a 3 bedroom + study (2061 sq. ft) apartment at Orchid Petals?

The apartment has modular kitchen and wardrobes in 3 bedrooms, and is pool/park facing.

Rental Rates of Gurgaon Properties (none / 0) (#1)

You can find the rental rates in the link given below. From my experience the rates in the chart are quite accurate and fairly indicative, though actual rentals may happen a little up or down compared to rates in chart.

The rent for 2061 (1965 originally) sq ft  unit in Orchid Petals is 12000 Rs including maintainence. For park facing units  you can expect 13,000 Rs.
There are simply too many towers in Orchid Petals so the rentals are low as its scarcely inhabitted, poor approac road, and is perhaps the worst painted/built society in Sohna Road.

I would suggest to sell the flat at 45-50 lakhs than to rent it out as it has really appreciated and by selling it you an invest in meaningful properties. A flat for 2 bed room Wembley Estate 1040 sq ft can be had for 55 lakhs ready to move in and would be a worthy upgrade.

Agree with you, it is the worst bulding on Sohna road (not even on main road).Poor landscapped area, too many houses in too small area.

Can be called modern day slum building.But People are crazy, they invest.

Many have sold their houses at Orchid Petals to buy Tulip White/Orange and even Tulip Petals which is close to possesion. At 1550 sq ft, Tulip Petals offer more carpet area than Orchid Petals, its a bliss/dream come true. All non investors/genuine buyers are investing in Tulip Petals. Orchid Petals is a slum in comparison, overcrowded, bad location, high maintainence, builder increased area without any increase in actual area. JMD and Orchid Petals are the cheapest property on Sohna Road. The brokers are artifically inflating and qouting high prices, actual prices are anwhere between 2400-2600 Rs sq ft depending ont he location of the unit. Deals are happening only at this price. Rest all is heresay to feed the inflated egoes of the investors in Orchid Petals.

PS To genuine owners, no offence meant, but lets call an apple and apple.

I believe this information isnt correct... The rentals for 2060 are about 18k as i have a few friends there and yes the occupancy is less still but is increasing all the time. Also while there are enough towers the price of this size flat is not less than 75-80lacs in phase 1 all inclusive if not more.

Yes the rentals are around 18K.
Also, the price is not less than 75-80L.
I think the post about the price being around 50L is not true.I think the person saying this is trying to mess with people's head.

Many folks believe in brokers and whatever they have to say. How many have actually tried to find a buyer at 70-80 lakhs. Deals are not happening at this price. Orchid Petals current market price (actual deal price) is around 2400-2600 sq ft depending on the location of the unit.
Tulip Petals on the other hand is situated in excellent location and is a much better project. Construction is in full swing and you can expect the possesion by June 2010. The ongoing ps sq ft rate for the project is 3200 sq ft and its a steal at this price. It has 1550 sq ft area of which 1350 is the carpet area. Imagine a morning tea looking at the sun from your house in Tulip Petals. I would suggest all end users to book a flat here. For investors I guss properties like Orchid Petals make more sense. But its a concrete jungle with so many towers and small approach road.

You have deviated from the actual question and seem more interested in promoting tulip petals.

I am an end user and after carefully looking at all projects I found Tulip Petals to be the best project in Gurgaon. The layout, the specifications, all are simply mind blowing. The architect of this project is from foreign and the tiles are being imported from Kaula Lampur. With filmstarts and page three personalities like Manoj Bajpai booking the flat things can only get better form here. This is by far the most exciting project in whole of Gurgaon. I would suggest you to sell your 2061 Orchid Petals for 40-50 lakhs and buy Tulip Petals for 60 lakhs. I have a unit to sell if you are interested.

Keep Dreaming..
Now that you have open your cards that you want to exit the shi$$y project like Tulip Petals as you are regretting it.. let's see the facts for all to analyze..

Even though Orchid petals has lots of flats but it is in a 36 acre area.. it is not crowded and really very nice place.. green.. well maintained.. solar lighting.. swimming pools.. operational club (temporary).. 300+ families living happily.. good gentry..

I do have a flat there and I am getting offers to rent at 19K/ sell at 4100/sq. feet (90 Lacs!!!)

So , I pity your stupid decision of not investing in orchid petals when you could.. (maybe you couldn't)

I am also an end user and looking for a flat and i think Orchid/ bptp Park life sec 57 are both nice and ready to move in apartments ( therefore no risk) with good layouts.
